Q: When is a building permit required?
- New building construction
- Garages/carports
- Decks
- Mobile homes
- Renovations, alterations, or additions to an existing building
- Relocating an existing building
- Basement development in a dwelling unit
- Change of use of a building (e.g., office to residence, gas station to restaurant)
- Swimming pools and hot tubs (more than 2 feet deep)
- Demolition of an existing building
- Temporary buildings
- Retaining walls
Building permits are not usually required for:
- Fences (check zoning regulations)
- Driveways and parking lots (confirm curb valve location with the Town)
- Sidewalks on private property
- Painting, decorating, laying carpet, and general maintenance
- Replacing materials with the same type (e.g., shingles, siding, windows) — as long as no structural, electrical, or mechanical systems are affected
- Accessory buildings under 100 sq. ft. (check zoning regulations)
- Swimming pools and hot tubs less than 2 feet deep
